1) What are the move-in costs?
The application fee is $75, the admin fee is $200, and the security deposit ranges from $300 to one month’s rent.
2) Are utilities included in the rent?
Water, sewer, electricity, trash & pest control are not included in the base rent. Water, sewer, trash & pest control are paid with your rent; electricity is through Duke Energy.
3) How long is the lease term?
Lease terms between 7 and 14 months; a 2-year lease option is also available.
4) What are the late fees and grace period for rent payments?
Rent is due on the 1st of the month and late on the 4th. The late fee is 10% of the amount owed.
5) Is renters’ insurance required?
Yes. Renters’ insurance is required.
6) What is the policy for breaking the lease early?
A 60-day notice to vacate is required. At lease signing, you may choose to pay a two-month termination fee or pay rent until the apartment is re-rented.
7) How is rent paid?
ACH, debit, or credit card via the online resident portal, or through a Walk-In Payment System at participating retailers. Rent is not accepted at the office.
8) What is the pet policy?
Pets welcome (breed restrictions apply). Initial pet fee: $400 for one pet, $500 for two pets; monthly pet rent is $30 per pet.

10) Is reserved parking available?
Yes. Reserved parking is $25 per month.

Yes. 3- and 4-bedroom homes include a garage; additional garages are available to rent for $175 per month.
12) Are the apartments furnished?
No, furnished apartments are not offered.
13) What is the guest policy?
Guests may stay up to 14 days without being added to the lease.
14) How are maintenance requests handled?
Submit through the resident portal. Emergency maintenance is available 24/7 by calling the office.
15) Is there 24/7 emergency maintenance?
Yes.
16) How is pest control handled?
Quarterly service for each apartment home.
17) What is the neighborhood like?
Prestigious Boot Ranch area of Palm Harbor with lush courtyards and water features; minutes to Pinellas County attractions and major roads (US-19, FL-54). Zoned for highly rated schools.
- Shopping & Dining: Shoppes of Boot Ranch (Publix, Target, Amarit Thai), Mitchell Ranch Plaza, Downtown Palm Harbor, Tarpon Springs Sponge Docks.
- Restaurants: Tarpon Turtle Waterfront Grill, Ginger & Lime, Craft Street Kitchen (Oldsmar), Mystic Fish, Kogi Grill, The Green Table, Shaker & Peel, Domoishi, Rusty Bellies.

18) How are packages received?
No on-site package locker system.
19) What is the lease renewal policy?
60-day notice to move out required. If not renewed before expiration, the lease converts to month-to-month with a new rate.
20) Is subletting allowed?
No, subletting is not allowed.
21) Are there washer/dryer connections or appliances?
All apartment homes include a washer and dryer in every unit.
22) What appliances are included?
Refrigerator, range/oven, dishwasher, microwave, garbage disposal, washer & dryer.
23) Is there additional storage for rent?
Every unit has its own storage space.
24) What is the internet and cable situation?
Spectrum-ready community.
25) What are the income requirements?
Minimum monthly household income of 3× the monthly rent.
26) What schools is the community zoned for?
Highland Lakes Elementary; Joseph L. Carwise Middle; East Lake High School.
27) What grocery/shopping is nearby?
Publix, Walmart, Target, Trader Joe’s, Sprouts Farmers Market, Marshalls, Ulta, Countryside Mall, TJ Maxx, HomeGoods, Barnes & Noble.
28) What hospital is nearby?
Mease Countryside Hospital — approx. 2.1 miles.
29) Is the apartment community gated?
Yes.
30) Is the community near a bus route?
The closest bus stop is near the community entrance.
